This place was a second choice having read through reviews of pur first choice and deciding against that one. This place was clean, pleasant, lovely chap on the front desk, great view from the room and nice and quiet. The room with ensuite was clean and comfy (especially the beds). I liked the old sash windows looking out to the sea. It was basic but that's what we wanted for just one night. Charming older building in a really great location; walking distance to The Lanes, pubs, restaurants, pier and beach. Really good value.

Sheets and towels were clean. Other reviews of this hotel were pretty awful. It is a budget hotel, it is going to be a little rough around the edges, cracked tiles, old furniture etc., cleanish. The wifi dipped in and out but it was there. I did not get reception on my phone otherwise. The proprietor was jolly and chatty when I arrived, other reviews have said the opposite. No breakfast, but there is a street of shops, cafes and bars just around the corner so that doesn't matter.

Our room had a garden. Very useful to us. Staff very friendly and helpful. Check out time was a 11am. So we had plenty of time to get breakfast in the morning. We where on the bottom floor. Didn't ear and noise disturbances eventhough the town was lively with festivals.

Expected to have to share a bed with my son and there were two beds. En suite. About 30 seconds away from the sea. Friendly proprietor. £99 for a Saturday, at little notice, 30 seconds away from the sea was good value. Much cheaper than the Travelodge and Premier Inn.
